KELSEYVILLE — Following a nearly two-hour discussion, the Lake County Board of Supervisors conceded to continue an item requesting rezone of property proposed for subdivision development in Kelseyville. The item was continued to allow staff time to prepare an ordinance for rezoning the 105-acre property and fine tune language associated therewith.

The rezone request was denied by the Lake County Planning Commission (PC); however, it was indicated by Chairman Anthony Farrington that the majority of the board is leaning toward denying the PC”s decision and moving forward with the project.

The project proposes development of 30 residential lots on approximately 105 acres with up to one unit per acre. The development area is located within Kelseyville”s Community Growth Boundaries. According to Community Development Director, the project has potential for accommodating in-fill development.

“It is our contention that there needs to be more planning about how that is going to happen,” Coel said, adding that more specific detail will be included in the actual subdivision plan for development. He said the project would be easier to analyze if there was a general lot configuration plan.

Site development details currently of most concern include those related to the delivery of water and septic/sewer services, fire safety measures and public and emergency access. Responsibility requirements for providing shared buffer boundaries along the eastern and southern portions of the property also need to be addressed.

The item, referred to during the discussion as the Plum Flat subdivision located at 10929 Point Lakeview Road in Kelseyville, will come back before the board on Nov. 9.
