Let’s be clear right from the get go. Choosing local services, professionals and experts over specialists — probably equally talented — but out-of-the-region, is not meant to automatically disparage others, in other regions. No.

In the context of Commercial real estate, it’s strictly about which team of available experts is the right match for you. Which qualifications provide the best potential for your successful Commercial real estate sales and purchases? Which resource — local or out-of-region — is most likely to have the inside track on everything from local area history to accurate reading of the local Commercial real estate market?

Simple common sense has most of the answers to those, and other important questions. When you have decided to purchase or sell Commercial real estate, you also face the important decision concerning with whom to affiliate for guidance to a successful transaction. That choice can drive or stall the important factors surrounding the process and the results you anticipate.

Among the many factors that comprise the path to the desired transaction for your Commercial real estate sale or purchase, are elements specific to that market. Each local market is unique in its composition — even when similar in striving for economic health and growth. It is the details of its historic growth path, and the experienced professionals who have been part of that path, that further illustrate the wisdom of choosing a local connection for your transaction. Certain factors are, at the very least, essential. Others are almost mandatory.

As noted above, knowing one’s region — cold turkey — is a qualification that’s hard to beat. Essential? Mandatory? Market specificity? Those terms can sound compelling — even ominous; but their impact goes well beyond the risks apparent when the individual you choose as your Commercial real estate agent is unfamiliar with the region… No quick study or abbreviated take on the facts can replace solid local experience and local hands-on knowledge.

As any experienced, successful businessperson knows, success often hinges on the simple fact that “you gotta know the territory” — whether you choose to define “territory” as a close-in factor or a very broad regional aspect. That success, and a black bottom line, depends on more than a passing acquaintance with the right moves for a specific area, toward the right outcome.

Let’s take a look at just a few of the day-to-day considerations that make a local expert a wise choice. It is important that your Commercial real estate agent be close at hand when you need them, and readily available. Many, many questions and considerations come up in the process. Many factors are in flux — particularly in a region such as our Lake County.

As a growing and evolving region, Lake County is tasked with strategically managing our growth patterns. We must be sure that the manner in which we participate in change and growth, directly serves the end goals. As generally capable as an outside agent may be, it’s still an unnecessary risk to gamble on right moves by chance.

Let’s suppose you are a San Francisco client and you want to invest in Lake County, California. You have reason to believe there is a profitable future developing in that region. You want to make the right kind of investment for the best opportunity possible. The best thing your San Francisco real estate agent can do for you is to connect you with a Commercial real estate agent, in the territory, who knows the territory, its rhythms, its needs and its compliances.

Your local experts (in all venues) have a direct and vested interest in the character, the balance, the needs and the pulse of their territory. Why choose the locals? I believe the better question is: Why would you not?
