A lot. As a long time Commercial Realtor in Lake County — trust me — I see it, I recognize it; get ready.

If you are an Owner of Lake County Commercial property or a prospective Buyer or Seller of Lake County Commercial real estate and you have not sensed the trending, maybe it’s time to take another good look around. We are growing in Lake County — smartly and profitably. We’ve experienced exciting activity for “sleeper properties,” critical indicators have begun to emerge, and even some long dormant Commercial properties are starting to move.

Every one of our Lake County towns has a “Main Street,” and almost without exception, our Main Streets are changing, and it’s all for good. In just the last several month’s long-vacant commercial space is coming alive with activity. For example, in one of our towns, on its Main Street, there were multiple vacancies in one block alone, and almost overnight there ‘s now a new Bakery just opened, and two Restaurants and a Deli are on the countdown. Optimism is replacing discouragement — and it seems to be contagious.

The sentiment for positive change is becoming more and more vocal. At County, City and Individual levels, there is strong motivation to clean up, spruce up, refresh, refurbish, upgrade, update and get on the growth and improvement bandwagon.

When was the last time you took a good, hard, critical look at your Commercial property? (Does it need a little TLC? How are the grounds? Need a paint job and some pampering? If you are selling, how does it’s presentation measure up to the competition?)

It’s funny how when there are suddenly new businesses on the block, the longtime businesses sometimes get a little nervous! The truth is that when new enterprises move in, it’s good for all the businesses. When shoppers —- whether retail customers or hungry folks — come to the new businesses on your block, you also get the benefit of the traffic by default! It’s one more reason to take a look at how you are presenting your business to that increased traffic — which is presenting you with a new opportunity.

Industrial Commercial property in Lake County also presents many good opportunities — for investment, for development, for new operating businesses. Projecting ahead five to ten years, these opportunities will be fewer and higher priced. As always happens: a region grows and thrives, the early birds profit and the inventory dwindles.

Even the challenges following disasters have presented new opportunities. By its very nature, disaster forces a community and its individuals to make whole new choices in their recovery process. Often such communities, like in our County, will see some aspects of its recovery as the chance for new approaches, and new beginnings.

Our Lake County has the huge advantage of its natural geography, ensuring that all of our Commercial real estate is within easy reach of — if not actually in sight of — beautiful Clear Lake. Make no mistake “it” is happening! Growth is on a steady upward trend. There are many still affordable Commercial property opportunities available for those who have the vision to recognize a trend worthy of their participation.
