Lake County Association of Realtors announces March 2022 home sales
Last month in real estate: Total homes sold through the multiple listing service last month: 117, compared to 68 last month. These include traditionally built “stick-built” houses as well as manufactured homes on land. There were 7 sales of mobile homes in parks (same number as last month), and 31 bare land (lots and acreage) sales, compared with 60 last month.
Total percentage of homes bought for all cash: 36% (compared to 28% last month; while 32% were financed by Fannie Mae or Freddie Mac (“conventional loans”) compared to 41% last month; while 20% were financed by FHA (compared to 13% last month).
There are 281 homes on the market right now, compared to 197 last month. If the rate of sales stays the same at 117 homes sold per month, there are currently 2.4 months of inventory on the market at the moment. That means that if no new homes are brought to the market for sale, in 2.4 months all of these homes would be sold and there would be none available. Less than six months of inventory is generally considered to be a “sellers’ market” while more than 6 months of inventory is often called a “buyers’ market”.
Most homes were selling very close to the asking price, at 98% of the asking price. This is in contrast to other areas, where homes sell for more than the asking price. The median time on the market last month was 14 days, very similar to last year. The median price of a single family home in Lake County over the last 30 days was $330,500.

Lake Leadership Forum Announces Program
A limited number of tickets are available for the fourth leadership forum to be held in person on Tuesday, May 10, at The Mercantile, 4350 Thomas Drive, Kelseyville. The program begins at 2 p.m. with networking at 5 p.m.
Presented by the Lake County Economic Development Corporation (Lake EDC), the Lake County Chamber of Commerce (LCCC) and the Lake County Tourism Improvement District (LCTID), the Lake Leadership Forum is open to the public with tickets available at https://tinyurl.com/LakeForum22 for $20 per person which includes a glass of wine or other beverage.
Tickets may also be purchased with a check payable to and sent to Lake EDC, P.O. Box 1257, Lakeport, CA 95453. Shannon Family of Wines is the corporate sponsor for the event.
Partnerships, collaboration and entrepreneurs will be featured with presentations about community initiatives and opportunities that are generating economic momentum in the county.
Christian Ahlmann, president of Six Sigma Ranch and Winery, will moderate a panel discussing the impacts of the pandemic on local agriculture and tourism. Participants include Joy Merrilees, vice president of production for Shannon Ridge Family of Wines, Melinda Price, owner of Peace and Plenty Farm, growers of organic saffron, Lianne Campodonico, owner of Campodonico Olive Farm, and Kendall Fults, owner of Fults Family Vineyards. They will share insights about reducing the negative effects of COVID, the surprising lessons learned and what they will do in the future as the pandemic slows.
Alicia Russell, vice president of communications and outreach for the Lake County Cannabis Alliance, and Bobby Dutcher, Realtor with Wine Country Land and Ranches, will share the most recent trends in the cannabis industry, land values and cannabis-friendly tourism initiatives.
Speakers will demonstrate the entrepreneurial spirit of Lake County through presentations by Catherine Reese, owner of Reese Ranch Retreat and 2021 winner of the 1Team1Dream business competition, and Kejhana Taylor, an alumnus of the LCCC’s inaugural youth mentorship program. Matthew Metcalf, food and beverage manager of the Greenview Restaurant and student employees Samantha Marler and Amber Jones, will outline their training programs.
Jennifer Gregory, president of Downtown Strategies, will offer an economic forecast for business in Lake County and provide information about programs to bring electric vehicle charging stations to communities similar to Lake County.
Kamlin Fasano, organization lead for the Blue Zones Project-Lake County, will discuss the countywide effort to inspire a healthy lifestyle.
The presenting organizations represent people from all over Lake County who love our community and want to see it prosper. You are invited to participate in this leadership forum and connect with like-minded citizens.

Mendocino College Lake Center to host Registration Fiesta May 12
Whether hoping to find a fresh start, a better job, or a new career direction, potential students will find a wealth of exciting opportunities at the Mendocino College Lake Center Registration Fiesta on May 12.
For those seeking a new career direction, representatives from Mendocino College career education programs will also be on site to answer questions about what classes are needed to enter vocational fields such as business, culinary arts, health sciences, sustainable construction, automotive mechanics, and more.
The event will take place from 5 to 7 pm on Friday, Thursday, May 12 at the Mendocino College Lake Center located at 2565 Parallel Drive in Lakeport. There will be free food, raffles, and carnival games for children (bring the whole family!). Bilingual staff will be on site to provide support and information on educational programs, financial aid, support services, and registration for the summer and fall semesters.
