Unless, of course, you really don’t want to sell! Sometimes a property owner just wants to look things over, see how the market is trending and test the water. They want to eventually sell, but meanwhile just want to get information and play around the edges of a commitment to list! For those of you who are seriously considering the sale of your commercial property and are exploring the pros and cons of when to put that property on the market, it would be wise to consult your licensed commercial realtor.
In my opinion the best time to list is always now! Here’s why. To begin with, what’s the value in waiting? What are some typical reasons for hesitating, reasons you may give yourself, when the question “should I sell “comes up: Not ready to take on the hassle of moving? Plan to make some improvements first? Trying to outrun capital gains? Someone said it’s not the right season…
The list goes on and on. It’s important to pull your own list together. Then sit down and carefully consider which things qualify as important reasons and which are just excuses. Maybe procrastination is what’s really going on! Your realtor can help clarify.
Many reasons don’t hold up as good arguments for putting your sale on hold. Let’s take a simple example. If you plan to make certain improvements in order to enhance the value of your property, there’s no reason to delay listing. Those improvements become a part of the strategy designed to make the property more desirable. The status of your improvement project would only work in your favor from a prospective buyer’s point of view. The improvements aren’t a promise that might stagnate; they are underway.
There’s a huge difference in “listing favorability” between residential and commercial property sales when it comes to the question: When to sell. Residential property sales are definitely connected very favorably to a specific “season.” Because families, children, vacations and school schedules must be coordinated, the best season is clearly defined. Commercial real estate sales have no “wrong season!” The commercial market is always in play. Even when some might claim the commercial market to be “slow,” or “down,” there is always a situation, a buyer, or an exception to point to that defies the advice “…don’t list now!”
There is nothing to lose and much to gain by getting your commercial property “out there,” as soon as you have firmly decided you are ready to sell!
We all know that the whole point of buying and selling commercial property is achieving a good return with the best profit margin possible! The earlier your property is exposed to the buyers’ market, the faster you are likely to get your money from your investment– that’s just the simple, logical truth. Listing as soon as possible assures maximum exposure – particularly to that odd buyer who is watching, all the time, for the right purchase!
